An incomplete signing or a signing with errors can cost a rate lock, a buyer to miss the close of escrow, or just cause everyone involved headaches. That is why I don’t miss any dates, initials or signatures - all of the forms will come back completely filled out. It is important that every borrower is guided through each document, and is comfortable signing the loan documents.

Client Refusal to Sign (If there are specific questions during the signing, I attempt to contact the contact person or persons during the signing. When contact is unavailable, I encourage clients to write questions on a pad I have for that purpose, and tell them to call their contact person for answers the next business day, assuring them they can cancel the loan within the rescission period if their questions are not answered to their satisfaction. I also reassure clients that I will follow up with my contact person at the end of closing to request that they be contacted the next business day regarding their concerns. If a client still refuses to sign, 75% of full charges apply.)
